$35,000 – $45,000 is the starting point. But know that this is just a guide, the quote will depend on your vision, your home and the level of work involved. Every kitchen is different. Ceiling height, windows, awkward bulkhead, plumbing and wiring all vary. A galley kitchen in a 1970s side-split versus an open kitchen in a downtown century home can cost very different amounts.

What if your budget is below $40,000? While this isn’t our focus, you still have real options. Cosmetic work goes further than most people think. New paint, new hardware, and a new countertop change how a kitchen looks and feels, for a fraction of the cost of new cabinets, and avoids any permitting requirements needed for larger projects. If you’re planning to sell your house, or you already like your layout, cosmetic work is often the right call.

However, cosmetic work won’t fix a bad layout. If your fridge blocks the doorway, or there’s no counter space next to your oven, a new finish won’t solve that. Figuring out which problem you want to solve, cosmetic or functional, should be your first decision before you plan a renovation.

It’s important to remember that kitchen renovation costs can vary locally. Our starting range cost represents operating in Guelph. Electrical and Plumbing

Electrical and plumbing work are separate trades. We can bring in our own trusted partners, or you can bring your own electrician or plumber. Many clients already have someone they trust. Either way, that trade prices its own work separately from the cabinetry budget.

This is true whether the wall holds weight or not. Take out a wall, or add a support beam, and you change how weight moves through your whole house. That often means extra work in the rooms next to your kitchen, too.

At this point, your kitchen renovation becomes a construction project. Planning for this early, on paper, before any demolition, means better engineering, a clearer scope of work, and a more accurate budget. While this is all achievable, and we can oversee larger projects like these, your budget is going to end up far higher than that original $35,000 – $45,000 starting point.

The Personal Choices That Impact Kitchen Renovation Costs

A custom kitchen renovation means building a kitchen that captures your tastes and preferences. Your kitchen should be personal to you. Those personal choices will impact your budget because they impact the material costs and the amount of labour required to bring it to life.

Some of the decisions you have to make for a custom kitchen design include:

  • Cabinetry tier: Stock, semi-custom and custom cabinets differ in how long they take to build and how well they fit your room. Custom cabinets can take six to nine weeks or more, depending on our suppliers and other factors. They usually make up 40-50% of your renovation budget.
  • Countertop material: Your choice changes both the material cost and the work to install it.
  • Layout change: Keeping your sink, stove and fridge where they are costs far less than moving them.
  • Appliances: This is the widest cost range of anything in your kitchen, and the one you control most directly. A standard package of new appliances can cost $5,000 to $10,000. High-end options can pass $50,000.
  • Flooring: Will your floor stay, get patched, or get fully replaced? Moving an island or changing your cabinet depth can expose old flooring, while matching older hardwood can cost more than many homeowners expect.
  • Switching to open plan: If you are planning to change your whole ground floor into an open-plan design, this will significantly increase your overall renovation costs and will require a completely different level of budget. This will impact walls, outlets, and other factors.

If you live in an older Guelph home, there’s another factor that will impact your choice. Once your walls are open, the work inside them has to meet today’s code, and homes built decades ago often don’t. Old wiring, venting and framing may need updating before anything new goes in. So if you’re trying to keep to a lower budget but you live in an older home, it might be best to stick to cosmetic work.

While most of us will ask a neighbour what they paid for a kitchen renovation, chances are that if they had the work done two or more years ago, that quote will be out of date by now. On the supply side, global factors and policy changes can impact supply chains. Changes in supply chains mean changes in cost. If metal supply chains are impacted, expect your quote to change. Metal shows up in a kitchen in more places than people expect: appliances, fixtures, hardware, screws, even the beam that goes in if a wall comes out. Even when one product’s price hasn’t jumped, it may be harder to get. So contractors substitute brands, reorder, or hold more stock. Small delays like this can stretch your timeline and add cost.

Quotes for similar work will also vary city to city. A quote from a renovation in Toronto won’t necessarily be the same as a project in Guelph. Labour and material costs can differ by region. Travel time, delivery costs, and how many tradespeople work in an area can all affect the final price.

For a typical kitchen, the total permit cost is modest compared to other parts of the build.

The City’s fees are public, so they’re easy to plan for once you know what to expect. A Guelph building permit costs a $160 minimum, plus $0.59 per square foot for work in an already-finished space. That’s the category most kitchen renovations fall into. Plumbing permits cost a flat $30 per fixture.

Those are the current rates, in place since July 2026. On January 1, 2027, the minimum rises to $165, and the square-foot rate rises to $0.61.

The real extra costs are the ones that can’t be covered in an estimate:

  • Losing access to your kitchen: A microwave and kettle in the dining room. A cooler where your fridge used to be. Nowhere to host guests. Most homeowners opt for more takeout and restaurant visits instead. It’s a real cost to your household, and it sits entirely outside your renovation budget.
  • Demolition and disposal. The old kitchen, or at least parts of it, has to go. Dumpsters for disposal cost money, and so does the labour to fill them.
  • What the walls were hiding. In older Guelph houses, this moment can lead to far higher costs than could be anticipated. You should always be prepared for extra costs.

While many homeowners don’t know what permitting costs to expect, they don’t ultimately add much to the bottom line. The real hidden costs of a renovation stem from the work itself.
